If you've been wondering what's happening with the real estate market in Hickory, North Carolina, we're definitely seeing some changes.
We have more homes available for buyers, properties are taking longer to sell than they did during the hottest years of the market, and mortgage rates have recently been moving higher again.
As of September 17, 2026, here's what the latest 30-day MLS numbers are showing us in Hickory.
I pulled the latest MLS numbers for single-family homes in Hickory with no restrictions on price range.
Here's where we stand:
300 active single-family homes for sale
89 homes went under contract in the last 30 days
91 homes closed in the last 30 days
39 listings expired, were withdrawn, or were temporarily taken off the market
66 average days on market
Those 39 homes that came off the market don't necessarily mean all of those sellers have decided not to sell.
Some may come back on the market, some may relist with a different agent, and others may decide to wait. But as of right now, these are the numbers.
And they tell us something important: we have quite a bit of inventory available compared with the number of homes that are actually going under contract.
Based on the current numbers, Hickory has approximately 3.4 months of housing inventory.
Here's a simple way to understand that number.
We currently have 300 active single-family homes, and 89 homes went under contract during the last 30 days.
If buyers continued purchasing homes at approximately the same pace and no new homes came on the market, it would take about 3.4 months for the current inventory to be absorbed.
Of course, real estate doesn't work quite that neatly.
New listings will continue to come on the market. Some properties will be withdrawn or expire. Buyer activity can increase or decrease. Interest rates can change.
So 3.4 months isn't a prediction of what will happen over the next few months. It's simply a good snapshot of the balance between the number of homes currently available and the recent pace of buyer activity.
What it does show us is that buyers have more choices right now.
And with homes averaging 66 days on the market, sellers shouldn't necessarily expect to put their house on the market and have it under contract immediately.
Mortgage rates are another important part of today's housing market.
Rates have recently been moving higher again, and that matters because even a relatively small change in an interest rate can affect a buyer's monthly payment and purchasing power.
A buyer who was comfortable shopping at a certain price point when rates were lower may need to adjust that price range when rates increase.
And interest rates don't affect only buyers.
They affect sellers, too.
When borrowing becomes more expensive, some buyers become more selective. Others may lower their price range or decide to wait before purchasing.
That's another reason why pricing a home correctly from the beginning is becoming increasingly important.
If you're thinking about selling a home in Hickory, today's market requires a little more strategy.
There are currently about 300 single-family homes for sale, and homes are averaging 66 days on the market.
That means buyers have options.
They're comparing your home with other properties based on:
Price
Condition
Location
Updates
Presentation
Overall value
Homes are still selling. We had 91 single-family homes close during the last 30 days, so buyers are definitely still purchasing.
But not every home that comes on the market is going under contract quickly.
This is why I don't recommend pricing a home simply based on what another seller in the neighborhood is asking.
An asking price tells us what a seller hopes to receive. A recent closed sale tells us what a buyer was actually willing to pay.
We also need to look closely at the homes currently competing with your property and the homes that went under contract.
If a property has been sitting on the market without much activity, the market may be giving us important feedback about the price, condition, presentation, or marketing.
For buyers, higher mortgage rates certainly aren't great news. But there is another side to the current market.
With approximately 3.4 months of inventory and an average of 66 days on market, buyers generally have more choices than they did when inventory was extremely limited.
You may have more time to compare homes and make a decision instead of feeling like you have to write an offer immediately.
Depending on the property and the seller's situation, there may also be opportunities to negotiate things such as:
Purchase price
Closing costs
Repairs
Other contract terms
That doesn't mean every seller will negotiate, and it doesn't mean every home is overpriced.
A well-priced home in a desirable location and good condition can still attract strong buyer interest.
But overall, buyers today may have more room to evaluate their options and negotiate than they did during the extremely competitive market we experienced a few years ago.
One thing I always remind my clients is that there really isn't just one housing market.
These numbers are specifically for single-family homes in Hickory, North Carolina, across all price ranges.
If you're looking at another area, the numbers could be completely different.
Conover, Newton, Morganton, Statesville, and other surrounding communities can have different inventory levels, days on market, price ranges, and buyer activity.
Even within Hickory, the market for a $250,000 home can look very different from the market for a $700,000 home.
