Why My Buyer Refused to Walk Into a $400,000 Home

The other day, I went to show a $400,000 home here in the Hickory area.

We pulled up… and my buyer never even got out of the car.

No, seriously.

Before we even made it to the front door, they looked at the house and said, “I don’t think I want to go inside.”

And here’s why 👇

The outside of the home told a story.

The gutters looked like they hadn’t been cleaned in a while.
There were issues with the fascia board.
Paint was peeling in spots.
No flowers, no shrubs, no real curb appeal.

It just felt… neglected.

And my buyer made a quick assumption:
👉 If this is how the outside is maintained, what does the inside look like?

So we never went in.


Here’s the thing most sellers don’t realize

First impressions matter more than you think.

Buyers are emotional. They decide how they feel about a home within seconds. And if the outside doesn’t “feel right,” many won’t even give the inside a chance.

In this case, the home could have been beautiful inside—we’ll never know.


The good news: this is usually an easy fix

Especially right now. It’s spring in Hickory, the weather is getting better, and small changes can make a huge difference.

You don’t need a full landscaping overhaul.

Simple things go a long way:

  • Add a few flowers for color

  • Put in some basic shrubbery

  • Pressure wash the siding and driveway

  • Replace small sections of rotten wood (not everything—just what stands out)

If you have a porch:

  • Add a couple of chairs

  • Throw in some pillows

  • Maybe a cute outdoor rug

  • Hang a flower basket

And one more thing…

If you smoke on your porch, remove the ashtray before showings. It seems small, but it absolutely impacts how buyers feel when they walk up.


What I see over and over

When a house looks inviting on the outside, buyers are more forgiving of imperfections inside.

But when the outside feels neglected, it creates doubt—and doubt kills interest fast.


My advice if you’re thinking about selling

Don’t overlook curb appeal.

It doesn’t have to be expensive.
It doesn’t have to be perfect.

But it does need to feel cared for.

Because sometimes, buyers don’t even make it through the front door.
