The other day I was out showing homes around Hickory, NC, and within the first few minutes, I could already tell what was going to happen.

My buyers walked in… looked around… and started focusing on things like paint color, fixtures, and small cosmetic details.

And I see this all the time.

The biggest mistake buyers make when touring homes is focusing on things that are easy to change—and missing the things that are not.


What Most Buyers Focus On (and shouldn’t)

When you walk into a house, it’s easy to notice:

  • Paint colors
  • Light fixtures
  • Cabinet hardware
  • Flooring style

And yes, those things matter—but they’re also the easiest (and often cheapest) things to update.

I’ve had buyers completely write off a home just because they didn’t like the color of the walls… even though everything else about the house was solid.


What You SHOULD Be Paying Attention To

When I’m showing homes in Hickory NC and surrounding areas, here’s what I always tell my buyers to look at first:

  • The layout (does it actually work for your lifestyle?)
  • The condition of big items like the roof, HVAC, and windows
  • Signs of water issues or poor maintenance
  • The location and surroundings

Those are the things that can cost you thousands—or that you simply can’t change.


A Quick Reality Check

A house can look “perfect” on the surface and still have issues.

And on the flip side, a house that doesn’t look exciting at first can actually be a great opportunity with a little vision.

That’s why having the right guidance during showings matters more than people think.


My Advice to Buyers in Hickory, North Carolina

Try to walk into each home with a different mindset:

Instead of asking
👉 “Do I love how this looks right now?”

Ask
👉 “Can this home work for me with a few simple updates?”

Because most of the time… it can.

I’ve seen buyers miss out on really good homes just because they focused on the wrong things during a showing.

And I’ve also seen buyers get amazing deals because they were able to look past the small stuff.
